On my schedule is to start identifying and researching the top RE pros (Agents, Brokers, Investors, Property Managers) here at home and in the markets within a driving distance (Huntington WV, Lexington KY, Columbus OH, and Charleston WV) and start weekend visits just to drive around.

This is the time I go visit the properties and get a hard figure on renovations and what the feel of the area is like.

What people fail to realize with many seconds is these are desktop appraisals, which is not someone even visiting the home, and the CLTV also can be way off from the appraisal.So personally i agree, for my business - we see it as opportunity.

Proper screening, quarterly property visits, proper background checks, etc...

One of the rentals, I rent mid term, by the semester to visiting scholars and the other rental, I rent short term during the summer and mid term during the academic year.

Even the NY Fair Housing page says 4 exceptions, with one of them being "one- or two-unit owner occupied buildings."  

Prices in AB (depending where you look) are also lower and if you are in Calgary or Edmonton or nearby, it is easy for your husband to fly for a visit or for you to go there.
