Hi all,Just moved to Rochelle IL with my wife Cassie, and looking into investing in small multifamily units in the surrounding areas and house hacking in Rochelle.

I am looking to buy my first investment property and for this area (Surrounding DC area and Northern Virginia) the only thing I can afford is a 2bed/1ba condo or smaller.

Surround yourself with like-minded individuals and utilize this network to grow your contacts and education.

I was then told there had been damage, and it would therefore not be refunded.I asked for evidence, and was sent photographs of a scratch and some scuffs to an elevator door surround, along with a note saying the area had 'just been painted'.I have no idea if these marks were there before.  

I'd love to hear some thoughts on the current market in Medford and surrounding areas or any experience that people have had with the area.

Sure.Here's how I would put it together if we're claiming primary residence..... get a very well drawn out letter of explanation probably involving her office or location of work being near the subject property and have the employer document the request to be closer to work so the story flows and is plausible in the mind of an UW.Now if you're going to put down 10% anyway you could just structure it as a second home purchase as second homes can be purchased with as low as 10% down up to a max of 417k loan amount in most parts of the country and especially so in Los angeles, Orange county, San Bernardino, and Riverside, and Ventura counties surrounding you.

However the units are currently underpriced for the surrounding area and will allow as much as 35% return on the initial 100K "if" rents are raised.
