It is surrounded by a cabinet shop on the left side, a couple commercial buildings in the back alley that are used primarily as storage for various businesses and a bar on the right side.

The home itself is a nice size, but does not have much storage space.

I know nothing about self storage and yet this caught my attention (price is is 299k) :"Here is a turn-key mini-storage facility with an option for seller financing.

Depending on the property, most won't come back for the belongings, but we have a separate storage space on one of our rental properties that we use for these occurrences so it doesn't cost us anything to store, but our own time spent cleaning out the property.

However, with the flexibility and service of lowes/home depot and convenience of the 18 months or 2 years of no interest financing, which your renters will pay off for you, this is how I'd do it if I were in your shoes.

If I was in their shoes and knew I was going to make you whole anyway, I would consider the decision on when and whether to start the eviction process my decision (I'm the only one at risk).
