Perhaps down the line I will try and go for a fixer upper, but preferably not at this time to start.

Honestly your approach may be a bit rough around the edges, but actually getting out there and trying to find deals through grit and hard work is the best way to start.

We're trying to best screen the applicants and my original standard was 3x monthly income and credit scores of 650+.I recieved my first applicant which is a group of 3 (couple and their sister).

I know all are so used to campaign promises just being a slogan of lies but this is a factual thing, we know they are actually do what they say they will do, or at least try like hell to do it. 

This also creates quite a level of security for our clients, especially seeing Several builders in the BTR space go sideways over the last few months and we are currently trying to help several investors stuck in building projects that are only half built.  

You might want to try tools like Stessa or Buildium for tracking, or even a simple spreadsheet to get started.

Only thing I would add here is to take a birds eye view of the area and try to decide if it will gentrify in your favor so the property appreciates at a higher rate than other areas.

Try to more research on properties you could at least get to.
