The HELOC was the original plan, but it was going to take too long to close so we did this instead.My 403b has a value of roughly 85k and has a remaining loan balance of about 22k… about $700 per monthMy husband’s 457 has a value of roughly 180k and has a remaining loan balance of about 30k… about $850 per monthSince the HELOC is a variable rate, I’m hesitant to use a large amount from that.

I have since needed to hire a new CPA and he is saying that I cannot use the remaining 5 & 7 year buckets as 100% bonus depreciation and that they can only be used as accelerated depreciation which helps a little but I tax planned and strategized based on being able to use100% bonus.

I haven't heard of a significant market collapse anywhere.I just had a client in FL get about 20% more on a refinance appraisal than they expected.Maybe some small market are going down but overall we are seeing things stabilize if anything.Rates went down recently for us and many other lenders which also supported values remaining where they are.

I thought about offering a credit towards the utilities and having the tenant cover whatever the remaining monthly utility bill would be as an incentive to hopefully rent this property faster, any thoughts or recommendations on this?
