Basically I have the self-employed crux - I make around 100k a year GROSS but my NET is around 30k due to a business structure of planned expenses at the end of each year and that loss going straight to my personal return.

So if you don't 1031 this thing and you've owned it for 2+ years, tax = 10.2 so net is 57.8k57.8/550 (half of 1100 assuming you split and that's for both units) = 105 months or about 8 1/2 years worth of rent.

Does this mean they can lay claim to the washers, dryers, lawn mowers, vehicles and in our case tools that the business claimed on their taxes but not our personally purchased tools, cars, pots and pans?

You can add nice decorative pots with flowers and plants, as well as just plant them directly in the ground.
