Why such a negative outlook for NYC?

I'm also just starting out looking to invest in buy and holds in Northwest Indiana (financially free in 10 years sounds good too!).

Given the soft market conditions, and negative outlook, sales are not what they once were just one year ago in terms of price or days on market.  

The outlook is not looking too great for 2016 but can present a good opportunity for investors.While I do not own any rentals currently, I feel that Calgary isn't the best place for buy and holds. 

Well, that changes my outlook a bit on where I'll be looking next.

I'm open to learning about other markets as long as the numbers and outlook make sense, as well as barrier to entry. 

I've renovated 95% of the first floor and am working on turning the unfinished basement into some pseudo finished space by closing off the mechanicals into their own room, painting, changing the lighting, and doing something with the floors and ceilings.Tomorrow morning I'm going out looking at properties to potentially buy a 16th.
