Matt Belzile this is something I’m in the progress at the moment to sell my sfh to go into LP deals for a little less returns but better scalability. 50% of it is the people so try and network with other Lps.

Also, most LPs value time at least as much as money.

What is stimulating the banks to start making these offers?

There are some syndicators that even in the Great Recession did not loose their LPs’ money (they did not provide decent return, but at least did not lose money).  

A 3% extra burden on 1 deal sounds bad. 3% spent on being able to say you have syndicated, you have been through the process and you have happy LPs sounds much more trivial.The question you need to decide is, do you really want to be a syndicator and all that implies?

GoZone was the gulf opportunities act post Katrina. these were tax advantages to stimulate rebuilding In the affected areas. 

We have 4 General Partners and a very small number of LPs.

If and when rates come down to even to 5% to 5.5% we can refi with long term agency debt pull cash out return capital to our LPs and now have a nice cash flow deal that is set up well for long term value.

It is a small syndicate comprising of 3-4 LPs.
