However, the rents are slightly lower and could potentially wipe out your monthly cashflows with one major repair.As for higher appreciation market like West/East Coast, it's more expensive, but rents are higher due to a strong labor market, there will be a certain amount of demand for those markets, but the downside is that you will need to be creative by adding more values for the property.

Like putting in flooring is probably 1.50 to $2 a square foot for labor, and you can start to learn all these rules of thumb for all the trades.

My market is India, China and Europe with teak, no resale market means it is a buyers market, labor is cheap, you can still buy hilltops with great views, river front properties, etc.If I was going to buy in Belize or any resort area I would wait till the next financial downturn in the U.S.
