@Sydney Hunter there is no magic way to get tenants out in under 30 days.

I forget the exact statistic but people sell their buildings on average in under 10 years even when they say plan to "hold forever" so the increased equity that comes from a lower starting price is very significant to your total return after sale. 

I’ve been a landlord of a sfr for 8 years and bought my first duplex in July which I rehabbed in under 2 months and is fully rented now.

I just jump into things - probably why I have 65+ units now in under a year. 

Couldn't get a preapproval letter in under two weeks, we would resubmit documents multiple times, they would lose things, not request the right documents, it was abysmally slow and after 60 days in escrow, the seller was not going to extend again.

You can create an LLC in under an hour so I would be more focused on devoting the time and energy to find the deals, getting your finances sorted and analyzing potential properties.
