Since you are a new investor, I'd recommend working with an agent that has some experience and integrity to tell you if its a good or bad investment.I currently have a small portion of the portfolio with a Property Manager, we are not happy nor upset with them.

When I look to buy, I look at the structural integrity of the property (repair concern); I am interested in three things: Age and condition of roof, AC units and the condition of Slab/floors.

Keeping in mind, they are the ones doing me a favor by even calling me in the first place.I have a couple other features I would like to add to this intake, such as integrating with the API of an MLS or service like Propstream to pull some of that initial research information about the property (ex: comps) and place it in that initial message which would continue to make me more efficient.

This should still be a good deal for the buyer, since housing prices likely went up more than $30K since they signed the contract.I just think as a matter of integrity, trying to honor your contract and not leaving the buyer high and dry is the best choice for your business.

However, I’m system oriented and I don’t want any leads to fall through the cracks.I’m for some experts on here to shed some light on CRM they use that integrates with Propstream (not important though), BatchLeads, and BatchDialer A little background on what I’ve inquired about before, I jumped on a Zoom with REI Reply and thought it was great.
