It is like I have said before, if you want to be a real wholesale investor , you need to play with the big boys or you can play in the minor league's and do assignment contracts and back out of them when you dont sell.

Here in SF, come summertime it's a who's who of Ivy League/Stanford/Cal graduates, MBA 's, pHd's, etc. all competing for the same few apartments.  

I work a full-time job, coach my kids little league teams, volunteer in my community, and run the franchise.

Now picture yourself walking out to bat in a major league game clearly the education is great, but would do little for you in terms of the actual game.So that being said take action.

If you want to improve your community's appeal, donate time, money or property ... coach the little league team, buy and plant flowers in the town park every spring.If you are dealing with any other professional such as a lender, appraiser, tradesperson etc and if they need to know be upfront and tell them you buy, fix and flip homes, or buy and rent homes to make a profit.IMHO Mission Statements are a waste of time.

Being 20 miles south, I am going to guess you are somewhat close to League city or Missouri city.
