Now there are areas in the metro area where you can force that equity....Takoma, Brightwood, Trinidad, Petworth, PG County....where putting in $50k can creat $100k in equity.Now Woodbridge....you could create some forced equity, but not a ton, as you see the housing stock is a lot cheaper there.

Btw not all commercial loans require a PG or recourse, but it takes a lot of effort to find them.Land trusts could help but that is an entirely different conversation.
