Agree with Chris above- however, it sounds like you need to button up your screening criteria and processes.

There are a limited number of permits available in each neighborhood and there is competition from hotels and push back from the community.

The vacancy percentage is higher than desired and it is very competitive to get renters into both units.

There is a lot of competition in Greenville, but a very desirable market.  

I'd also install 1) can lights in the kitchen, 2) under cabinet strip lighting, and 3) a push-button for the garbage disposal.
