I can tell you from personal experience how I got the job and how I had to follow someone else that took advantage of the owner.Pro's  1- Did he answer the phone or text you back within 2 hours during the work week?         

Lived in and flipped over the next two and a half years, while working 40 hour work week.

@Brent Barnes I wouldn't recommend anyone take my path of 100 hour workweeks working 2 jobs and DIYing my house during the little time in between both jobs, but I'll tell you what I did/am doing to keep going.

I work in finance and every Sunday I start to get in a bad mood because it’s the start of a new work week.

STR do require some more time to manage operationally, but with a few proactive systems set up on the front end (bnb friendly cleaner, automated messaging, multiple sets of turnover supplies so you are not stuck doing laundry during the busy workweek)  will make life much more easier!

Some of the most influential books in my life have been 4 Hour Workweek by Tim Ferris, The Alchemist by Paulo Coelho, and How to Win Friends and Influence People by Dale Carnegie. 

Still trying to get my head wrapped certain ideas concerning real estate, but I am always interested in learning more as it seems the best way for me to reach my goals of being able to afford a good sized family and actually spend sometime around them instead of 60 hour work weeks.
