Alright, BP fam, let me break this down for you.

We have cold winters in northern NH.

Looking to purchase a duplex, triplex or fourplex in Panama City and do short term rentals for summer months and long term through the winter. 

But if you are saying that is always breaking or giving you issues, I know that can be a make or break.

I have spoken with a couple real estate agents and they are scared to let me have the agreement thinking they are breaking some kind of code of ethics letting me have it.

Given these numbers and his research, he believes it may either cash flow slightly or at least break even, which has made it a bit more difficult to find an end buyer.

Winter can still do well but we are not quite close enough for any ski mountains. 

I'm only at 3 rentals and just 1 tenant can make or break you trying to be a PM while also working a w-2, I've already come close.
