Hi Ivor,Thanks for your message i read some books about real estate investing en try to educate myself i am more looking for buy and hold appartement deals you are right there is a short in housing market in the randstad specific and ask are growing although i went to visit a couple appartement in amstelveen the real estate agent told me that they are less vistors with the corona i think the interest rate wil go up but not heavily because everyone is used at the low interest rate if you move this up heavily people can not manage this.i read the book what every real estate investor needs to know about cashflow real recommendation i created a tool in excel to calculate my purchase price simalir  to the bp calculator but in less dept but on funda and other website i cant find any deal that fits my profile.very nice to meet you maybe i can give you my number and you can call me meeting would be difficult at this time :p
