We list no violent, sexual, or drug convictions and that we have the right to refuse to rent based on any felony conviction on our postings.

Look at crime for the area violent versus non-violent.

Avoid anyone with sex charges or with anything violent in their criminal records....no matter how long ago they assaulted someone or with drug charges. 

I absolutely won't rent to anyone with evictions, fraudulent, or violent criminal backgrounds.

Thank you for sharing this, it's opening my eyes to required growth before landlording.RSO could be public urination and then getting lippy with a cop, or violent pedophile...though getting out of jail or worse prison...they aren't the best people to associate with...or to have in a unit.

but I've heard the city has changed a lot for the worse in the last 5 years and much more violent.
