Hey @Thanh Lu, so you didn't say where you are located so it is important to check down to the city level what constitutes a tenant vs guest.Most often it is 30 days or more, but there are some that state 28 days or even more vague for squatters rights.

Months later, Tenant is now claiming close to 10K.

@Joe Frank I’m a huge fan of Turbo Tenant to market properties, manage leads, screen tenants and lease up.

Three of those are rented to S8 tenants.

Do you have any advice on particular sites to look into to find tenants like this needing placement?

We're leaning toward Cleveland, gravitating to the Cleveland & Shaker Heights B neighborhoods, both for ourselves and for family/professional leaning tenants.

My client (the LL) directed to include the onsite frontage screening landscape outside the fence as part of the leasable SF even though it's not useable by the tenant.

O course, can't find a tenant and have to beg owner to lower rent due to condition.

The real estate agents recommended I look into Nomad (real estate tech) company for property management and finding tenants for the property.   

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?
