The credit thing should not be an issue for many DSCR folks like myself. 80% ltv may be an option, but,I have seldom found the tradeoff in cost/rate to be worth it in the last 12 months. 0% origination is possible, but, as others have said compensation is received in one fashion or another (higher rate, processing fee, etc.).

But opening up vetted Coach programs would supply a lot more bandwidth to the REI community.  

There is steady supply of renters, "guaranteed" rent and the organization wants to continue to partner.

Its been a wild ride though doing all this through massive inflation and supply chain issue and Covid..  

The phone calls and questions were always answered by a real person and in a timely fashion.

If they are under supplied then you will draw them.  

Labor, supply chain (we are on an island) and red tape: from offers and closing, to funding to permits.  

Therefore, if you look at history, real estate has continuously performed in an upwards fashion while, like any other investment, has experienced short lived corrections from time to time.

If I am reading correctly, they are simply supplying the money for the partnership. 

IMO, the best strategy for that type of individual is to purchase residential property in an area they are or can become familiar with; in an area where the neighborhood is “on the rise”, typically where demand exceeds supply and people are spending $$$ on fixing up properties.
