I definitely agree that converting a 1031-purchased prop to a primary residence  is a super powerful strategy, as is the reverse - converting a primary to a rental and then executing a 1031 later.

To be an investor, you're solving a problem - and in your market, one of the problems you're solving is other people don't want to be the landlord there because of the regulations - so you become the expert on them and use that as your super power (or pay a management company).
