Agree with @Jaron Walling - forget what a stranger on the internet that, in my case, lives several states away says and ask questions of the two guys that you know that have 165 combined units in your market. 

It's the first time I've ever felt so welcomed by strangers in a room.

Or they own neighboring properties and don’t want a stranger screwing up their area. 

I would also caution against any partnership with a stranger.

The seller might trust the realtor more than a stranger that walked up at the job site. 

I think if you had a dedicated bathroom for each bedroom this wouldn't be a big deal but sharing a bathroom space with a stranger would be awkward to me. 

It's going to be difficult to rent it by the room if everyone has to share one bathroom, especially if they are strangers.

There's no set amount and no stranger on the internet can tell you what should work for you.
