While certainly you do not want an adversarial relationship with a tenant, if you allow them to dictate how you manage your property it may spiral to that relationship and infect your other tenants once they hear they can negotiate rent increases.

Once a downward spiral / relapse begins, it is like a tornado destroying everything in its path. 

People get in over their heads and things can spiral out of control.The point is never blindly trust anyone, even if they are famous on BP.

Hi all, what would you do in a situation where an owner is financing a property and the owner’s health is spiraling down hill?

The bigger threat on the horizon from that is less about whether your house was a bad investment (inflation will assuredly make it a good investment from a leverage perspective) and more about how miserable you and your tenants will be when you can't buy anything because supply is diminished and inflation is spiraling out of control.

Some of them end up being the nice family that had one income earner who lost their job and held on for as long as they could etc but some of them are the guy who lost the job because of drug testing and then lost 5 more jobs the same way and then did the spiral into bankruptcy.

Replacing foundations and basement re building the well.The job cost 650,000 the house was worth 350k.Four years later the soil passed the new well passed.....insurance paid 90% thank god said my seller.6 years later we sell the house.Always do a tank scan they used to just leave them or fill with sand usually people fall in them or the ground opens.When you get oil and a well.....can be double trouble costs can spiral especially if your seller has no insurance 

You really dont want to be in a position where you go to high interest lenders for this, as it'll lead you to a downward spiral.

It very easily could end up in a downward spiral and damage your relationships.
