Leveraging our market connections, we identified the property’s potential and negotiated favorable terms directly with the seller, securing it at a highly competitive price.

If you can secure a solid first lien within your budget, it’s a great way to get started.

Maybe a major news outlet would be interested in covering your story. 

I liked the tenant, school is starting back etc, I told them they could pay first month and security deposit and I would let them have the rest of August for free.

How could I best secure financing for the renos to get each unit up and income producing?

If the rehabber/contractor wants to pay me out, let them give me a price to walk away vs "demanding a fee" for lack of better terminology at the moment?

Personally I would pass but if you go forward I would do a lot of research on the group you are renting to and get a very large security deposit to cover damage.
