I have been reading a lot about wholesailing once I firgured out it was something I wanted to pursue I reached out to a real estate agent with whole sailing experience.

However that ship sailed and you are the only beneficiary.

You didn't need to be a visionary to look at the primitive steamboats on the Hudson and see sailing ships days were numbered or see how the early farm mechanization would change agriculture.

I have a duplex under contract and have had smooth sailing until the tenant of one side of the duplex will not allow anyone (inspector, owner, or me) into the unit until next Thursday.

Mold isn’t that big of a deal in itself if caught and addressed early, which means stopping the cause (water penetration) early, but if you have rotten wood, saggy floors, ceiling damage etc. then the ship has sailed on nipping it in the bud early.

Actually, you should have served them notice the minute the septic failed but that ship has sailed.

Perhaps I'm being unreasonable and I'm the one who's in the wrong here, I'd appreciate any feedback or similar experiences.Everyone keeps saying that the first investments usually end up being bad investments and you learn from mistakes, so I suppose this was bound to happen because a smooth sailing first buy is just too good to be true :)
