Hey mate,Welcome to the wonderful world of real estate investing.For what it is, here is my opinion without too much depth:1) Have $100,000 in cash2) Look at the Midwest3) Spend time networking and finding the right people (Realtors, contractors, title company, etc...)4) Buy a distressed property for dirt cheap (Cosmetic rehab only)5) Renovate it6) Sell it7) Loose money (You most likely will on your first few deals)8) Learn and don't repeat the same mistakes 9) Do it againGod knows what doors will open and what the future will bring.I started in a similar way and it lead me to owning a turnkey company, property management company, brokerage, other businesses, investments and monsters with 17 heads heheJust my opinion off course but since I offer turnkey properties, maybe you should just buy turnkey heheJokes...

If I didn't make any small mistakes on my first deal I would be worried that I was part robot, thanks again Mike.

Some other pros would be weather, globally sought after, growing infrastructure across the state to accomodate high speed rail, space industry, we have several major airports, growing tech/medical industries as well as the ever growing theme park monsters that help to bring in about 70 million people a year here, we stay pretty purple with politics and very alternative lifestyle friendly, schools overall aren't great, but we do have some very good ones including prep schools/acadamy's. landlord friendly and so much more too!

I have been rehabbing for 10+ years, but NC is a different monster. 

@Nehemias Ponce It's not a requirement to monitor it -- there are automated tools like Lending Robot that will buy the notes for you within seconds of when they're released.

To helping local investors build monster buy and hold portfolios ( by providing capital )along with providing inventory for many other flippers in the US who then hire contractors to rehab all these homes...

Then the fade monster visited me after a few years and it looked terrible.Now I use the lightest color of any color for the body of the structure,,,and use 'white' trim exclusively.
