Their pro formas felt optimistic with providing 6% annual appreciation and property management that is only about 6% of rent so I take it with a grain of salt (they offer their own property management services but it has terrible reviews on Yelp so I would probably go with someone else). 

Agreed - plus two additional thoughts:1) I always recommend having your CPA also review the drafted operating agreement for the tax issues.

As Jay suggested, you should pay for two hours of a good attorney from your state, who is well versed in foreclosure law, and ask them to walk you through and explain you the entire process. 

They had a beautiful listing and 14 great reviews but their calendar was wide open.
