If it's an entity I've worked with before we may jump directly to the 10yr lease but generally I start at 3yr, and at each review we consider term going forward. 10yr is ideal. 

Their previous company Amplify My Business has the same horrible reviews and scam so they closed down and started the new scam called Launch Your Leads managed by Matt and Tom Mclleland.

I am trying to look them up and I don't see any reviews on line and nothing with the BBB. 

You can always have an accountant review your return for a lower fee (around $200-$300).Biggest thing: Make sure you’re tracking all deductions (mortgage interest, depreciation, repairs, etc.).

I originally gave them a good review because of their STR policies.
