Tenants need a swift kick in the rear sometimes to understand that you are serious about your job (which is growing and keeping your business safe) and those notices followed by someone (a repair man, handyman, yourself) stopping by to assure the appropriate remedy has been fulfilled.

First, it is difficult to find an honest appliance repairman and most of them want $169 to diagnose the problem.

Generally the tenant would text me with the issue and I would text my repair man/contractor and they would fix it and bill me. 

Become a typewriter repairman, but insist that your clientele charter private jets for your traveling pleasure.Easier way #4.

Then again I know the trick of replacing certain systems rather than repairing them and its' something I figured out when I was 20 and watched a repairman bill 2 hours to repair a faucet that cost $15 and took about 10 minutes to replace.
