See if you think, when using your criteria and common sense, if she can come up with her half of the rent every month after all her loans and other reoccurring expenses are paid....Just stick with your criteria and drill down on the debt terms more for the outgoing monthly to be sure it meets your standards..

Context and Problem: I'm focused on wholesaling and flipping SFRs, but my marketing as created a reoccurring problem = Seller leads that have a bunch of adjoining lots (with and without houses on them) where highest and best use would be commercial or high-density development and I don't know how to approach the opportunity.This is all in Ogden Utah (northern Utah) which is a strong growth market (but don't let that statement distract... that's not pertinent to my question) so I'm thinking I just need to find the folks that are doing this kind of development, make contact and see where it goes, right?
