Mostly due to the fact my spouse and I agreed on her to have zero involvment in any sort of RE investing (and its our home) I think once you have a good 6-12 months of reserve cash (operating expenses for your own life saved as a back up incase things go bad) save enough liquidity to get the ball rolling on your first invesment.

I think I let my ego get the best of me and instead of doing a cash for keys I went straight to court.  

You can use this property to hedge any others that you add that may only cover themselves, or require supplement until they are paid off.HOWEVER, if you have decided that your goal is to use Real Estate as a stepping stone to build wealth by upgrading the property you hold each time (condo to house, house to 4-plex, 4-plex to 8 unit, etc) then I think you are right to sell now while you think the property is at the top of it's appreciation.It will be hard for anyone on BP to tell you what to do as we don't know your goal.You are right.

I think you'll be hard pressed to get an ARV of $140k IMO...I'd expect something around $115k or lower.

You’re definitely on the right track thinking through tenant demand upfront, especially with a lot of similar inventory sitting.For marketing, Zillow is really it.

I definitely agree - not even solving problems like you mentioned - I think its mainly about solving the sellers problem.
