Here’s a little story about my negotiation as a tenant: There was a time when I lived in Jersey, and went through surgery, chemo and radiation.

Inside you have old plumbing systems, knob and tube electric, old boilers and radiators or gravity fed furnaces.

The heat was boiler and radiators, the AC was window units. 

The boiler units landlord pays a high water bill and often also the gas bill, they typically also rent for lower prices then hvac heated units especially when it's those big radiators as in photo.

2. main bathroom: the toilet wasn't flushing and will most likely need to be replaced. the tiles on the floor and along the wall were also showing signs of coming off and will need to be replaced. 3. flat roofing material has aged and will most likely need to be replaced soon. 4. water heater is working but has met its life expectancy; will need to be replaced soon.5. water supply piping has started rusting in certain areas and will soon need to be replaced6. radiator in the main bathroom on 2nd floor not functioning7. oil/water boiler has met life expectancy and will need to be replaced soon8. chimney shows major deterioration/damage from exterior and needs further inspection9. wood framing in the rear of basement shows evidence of rot. the kitchen is directly above this area of the basement. extent of damage could not be determined due to insulations and will need further inspection10. pavement in the back of the property have cracks that are leading rain water towards the house. we were hoping to renovate this so that the water is diverted away from the house.

I kept the radiators just painted them white to refresh them.

I know tons of folks who refused to use microwave ovens back in the 70-ies or 80-ies because they were convinced that the radiation will poison your food and give everyone cancer.Incidentally, Government recommendations in health matters have an extremely spotty record, in my opinion.

The clay may radiate after the candles have gone out, but you're still talking about heating a room with candles, which is not a particularly great idea.

Radiators, cast iron baseboard water and even fin baseboard systems are all prone to freeze damage.Horizontal runs in the domestic hot water delivery system are also prone to freeze damage.Food in refrigerators and freezers with the electric turned off all particular smelly messes.
