I think it can work if you play it right.I actually just bought a car from a car dealership, and the guy goes by the nick name "The Pickle Man", he gives a large jar a pickles away with every car purchase.

Hi Jarred, I am doing acquisitions (buying) sub2 and lease options, and selling on a straight lease and pure option, and having all tenant buyers go through a RMLO regardless before they move in.

I check it quartly and adjust as neccessary so not a big deal at all and I can also afford to take a higher growth/risk route as I am not dependent on it.@ Michael - I plan to retire from my day job by age 40 without much difficulty even if my current pace is cut in half.
