If you're not, but you are making money selling the program to others, then the point of the program is not to be a RE investor, but to sell it to others.Lots of gurus claim they still make lots of money investing, and just sell their program as a service to others.

This concept would be ok if you had access to real private money or had the knowledge to set up such a program as the traditional hard money lenders this would be too commercial in their requirements for this to work.
