I would consider you a spoiled, pompous, privileged brat whose family handed him an established business, and who now thinks he is the king of the world!

In other words, you'd be paying them for the privilege of doing a whole lot of work that the owners have not done. 

Far too many "rights and privileges" accorded individuals today to do otherwise.

I liked it for those reasons instantly, and can look beyond the cosmetic TLC within b/c it can be rectified; but of course I am from NY which we value space and privacy as a privilege, and you can only have any of those things if you can afford it. 

You would essentially be paying for the privilege of using no or low money up front with the hard money lender in order to refinance into a conventional 30 year mortgage in the near future. 

I admire the fact that you work with under privileged kids..and the fact that you are not afraid to pick up a paint brush.

Last thing to worry about then is how hard they live in the property.No one with a credit score of less than 600 has earned the privilege of a long-term lease, IMO.

And the professionals you want to work with are those who view your business as a privilege not an entitlement.In your case I think there's even more background than that.

Properties should sell for at (or very near) FMV, you shouldn't be paying $20k above market for the privilege of investing.
