Brand preferences ?

@Audrey Sommer I prefer investing in my local market (Snohomish County).

For a duplex, I would prefer to stick with 3 bed/2 bath/2 car garage, but quadplex, I would probably have to settle for a 2/1 or 2/2 set up with no garage. 

But we also do occasional drive-byes and annual inspections to see how the tenants are caring for it and hopefully catch anything that is potentially damaging before it gets real bad.Some of our clients prefer to pay for the lawn care and we charge a lawn care fee to the tenants.

Some sellers prefer to work with a local lender, usually advice given to them by their agent.

Work with a tax professional (preferably a CPA that does tax planning and not someone at H&R Block or TurboTax) to ensure you qualify.

You would have preferred to see our properties like a marketplace listing, but that is not how we operate.  

Many of the investors that I work with prefer the LTR strategy. 

I am wanting to purchase a condo in the St Pete Beach (preferable Treasure Island) market post hurricane(s).

I'm toying with the idea of a vacation rental.
