Just wondering how irritated people get with you if this is your strategy, and mainly, if it works!

Came to PM asking about lack of cash flow maybe I wasn't pointed enough in my questioning and yes I'm easily intimidated by my PM and her staff (who often treat me like crap or act irritated when I ask questions or want to argue a point) Needless to say, I was told what I wanted to hear and it all adds up on paper  but the question remains of why I still am not profiting rather than maintaining.

I'd like to add in something showing empathy but not too deep where it would irritate someone.

Dude don't even compare IRR its a meaningless metric cause the assumptions are really misrepresented to get it.IRR is the Internal Rate of Return.

So I have to message them and tell them to cancel because a host gets penalized for cancelling.......and they are understandably irritated. 

The closing was delayed four months, which was irritating, but worth it.
