RE is really a small business and the number 1 reason that small business's fail is lack of proper capitalization..

People were so quick to say he was way off base.   

Some high and lowlights:- I had one tenant that brought German cockroaches in and then blamed it on me- Same tenant asking if her daughter can visit but failed to mention it was 5 more very noisy people- another tenant having constant loud arguments with his gf- tenant saved some of my stuff when the house flooded due to a pipe burst and another time during a monster rain storm.

As other people mentioned the areas do change pretty quickly. 

If the proper reports and documentation are not completed, you run the risk of failing an IRS audit and the cost segregation not being honored.

A little over 15 years ago, in the late spring of 2009, I was a brand spanking new real estate agent coming off of a miserably failed real estate investment venture.

I've done this with my properties because I'm well known in my small town and don't want people to know what I own.LEGAL PROTECTION: By placing your assets in an LLC, you are legally separating them from your personal assets.

Was it indeed just locked, or did the latch mechanism fail, which often happens with bedroom sets that have plastic components in that mechanism; or did the screws that secure the latch into the door come loose, allowing the latch and/or the screws to prevent the door from opening...also not an uncommon event.

But, there are plenty of horror stories where investors buy properties and they fail fairly quickly and then no one is there to help them.  

Paying off the notes, working to pre-emptively make repairs to capex items before they fail or become a major issue think roof, HVAC, and foundation.
