Will not ask how this occurred to avoid embarrassment, but you're up a creek w/o a paddle, and IMO, you ought to be planning on a Deed in Lieu process to surrender the property and move out.

OFF topic  I just saw one of those stand up paddles boards that have steps in them so you can do like a starimaster type step and propel the board. do you have any of those.. also has handle bars so you get better balance.. now that is one I might be able to manuvour
