There are a lot of great areas for both, but they rarely overlap.

I imagine you don't deal with overlap of subs/Contractors being higher cost commercial work isn't your day to day and those guys don't always dabble in the residential world.I wouldn't mind seeing your sheets.

They often overlap, but the analysis must be done separately.

Well, he was able to find a tenant pretty quickly within 2 weeks after we moved out (we also continued paying rent since this overlapped a month beginning). 

This creates that overlap on a bit more consistent basis.

While I overlap being an agent with my current livelihood, I will be able to build some capital to deploy when the time is right for me.

Managing the overlap takes some finesse but not too hard.
