We didn't get started quickly (I moved which put a 2 month delay in starting) and I chose a subcontractor to refinish the hardwood floors who overcharged, took too long to do the work (3 weeks for under 1000 square feet of floor, and who gouged up walls and baseboards badly).

Tim,Not to mention that the county assessor are way behind their reassessing of the lower purchase price that I’d paid for and the decline in nowadays property values (prop. 8); they’re still assessing me base on the previous purchased values, thus overcharging me $1500 in total; escrow was closed on 1/25/08 for one of them; they’d already overtax me back then without seeing any refund that they’d told me which I should have been received it months ago.Paul

Armed with these violations, you can then approach the bank not with your hands out begging for a loan mod, but with the threat of a lawsuit and demand that your loan be restructured, often times, receiveing funds back that you were overcharged, either in interest, or in fees, sometimes both.Very few attorneys now this real process and many claim to provide the service, but all they use is some computer software to examine the loan documents.

I think one cause of so many comments is that there was a new engineer who did a lot of the work on our project, and he stayed at the firm for less than a year and has just left the firm recently, and a different engineer is dealing with the city's comments now.The issue with T&M contract is that a disreputable firm may have the incentive to over-charge.
