Trying to do that would probably create instant problems and liability.If you have them sign an agreement stating that the basement is not to, and will not be used for sleeping quarters, it is possible that you wouldn't be held liable for them misusing your property.

the way it works is they sign up with a major credit bureau of their choice and provide the credit bureau with my email so the credit bureau can forward me their credit report. that way i'm not personally liable at all for any possible allegations of misuse of their SS#. its the ONLY way i will accept a credit report for persons applying for my own rentals. how can someone not want to provide their SS# to the credit bureau?!

People who always have cash are usually the people who can't get bank accounts due to poor credit or misuse of previous accounts.

Not sure what source you are looking up online but unless the condensation is a result of demonstrable misuse  / abuse by the the tenant, i don't see how the tenant can be liable.

Sometimes boards have no experience with real estate and/or no knowledge of maintenance, causing them to misuse or misplace funds, thus allowing the property condition to slip.

I agree with others that it would be inviting misuse unless you can set clear rules and monitor it well.

A GC is sometimes grossly misused, some have their own crew who perform more than 1 trade, some are simply paperwork contractors where they put together all the subs and manage, and some are their own GC where they have truck and tools plus a helper, those are the 3 types.

"Evict" is a harsh word and commonly misused.
