What are some red flags I may be missing in evaluating this?

One major things to consider that many newer investors miss with 5+ units, is that if you intend to hold, the property will need to be at least 75% occupied and stabilized before you will be able to find reasonable financing terms. 

If that is the case I have already missed the 60 day notice deadline.

Sometimes new investors try and look in 5 markets at once which is like drinking from a fire hydrant and results in nothing happening because they get overwhelmed.

Unless there's something I am missing out on.
