The odd time when I do see a good deal, when I contact the wholesaler, it is often miraculously sold (within hours), and if not then they pressure you to put in a non-refundable deposit with no inspection contingencies.  

So this was back in the good ole days, my wife was driving through a neighborhood and saw a 9k house on 2 acres for 1.3M, it needed work, but there were no other lots like that one on a private golf course.We bought it, miraculously came up with the 300k to fix it up and then sold it for $2M just before running out of money.

Finally fed up, decided to file a complaint against both to the real estate commission and miraculously someone got back to me that same day.

This is what you are telling other Realtors.Essentially they would need to schlep around town sling-shotting offers in the hope that one miraculously stuck.

Just want to know what would be the worse case scenario in this situation, how I could protect myself, etc if I were to somehow miraculously able to make this deal happen.
