It takes time to mange a property i.e, finding & screening tenants, making small repairs, collecting rent and the list goes on.Hope it helps.

It is much better if you can mange at least your own rentals as it shows experience.

The area of service has a lot to do with your premium too, we mange a lot of C and B type of properties.
