You could just install a cheap mini split that will heat the home very effienctly. 

Split profits based on an agreed percentage.

Urban Lot Splits (ULS) allow you to divide a lot into 2 parcels, and Multi-Dwelling Unit Developments (MDUD) are allowed up to 2 units per lot.

Any advice on how to split the assets would be greatly appreciated!

I nearly always regret doing my own property management...its annoying to pay that $, but it's even more annoying when an AC goes out and you're using your lunch break to call every vendor in town with no luck.

WE all get paid at the same time when the property closes I get my money back and my agreed on captial partner split they get the rest.. for some it works great we help them scale.. for others that just do a few a year and are dialing for absolute cheapest rates and have the money for downpayment and to make payments etc.. thats the route they will go usually broker who is putting them into a large lenders program and raking points off the top and at closing..
