Assuming the area checks out, I’d rather buy in a high price area that has little to no cash flow rather than an area that has cash flow but lower price.  

I decided to take a lower CoCr for stable, high quality tenants and have zero regrets.

@Jordan Miller most Class A & B rental properties bought since 2021 really don't cashflow from day one.Class B will take 1-3 years to start showing cashflow.Class A, 3-5 years.Current investors keep making the mistake of looking back at deals from 5-10 years ago when prices & interest rates were both a lot lower, but NOT rental rates.

I have a macro level of what each skill does but should I have an accountant and a bookkeeper on my team or if I hire an accountant will they come with a bookkeeper.Which one or both should I look to hire?

I know the restrictions are pretty strict for STR’s but was wondering if it’s the same level of regulation for arbitrage.

It taught me high level knowledge of syndication and a lot of the legal aspects, which I found very valuable in order to speak to a higher level of investors, beyond mom & pops.

If you have a high level of faith in the company you are working with, then time will do what it is supposed to do and increase your IRR.
