What do I really need to see from their rent rolls and P & L (or something else)?

Check out the Law Office of Kou Lor, I'm sure he could alleviate your concerns for a reasonable fee. 

Being a "nice landlord" not good for the P&L or your long term business success and tenants have a funny way of not respecting you when you give them too much leniency.  

And looks like a non-US citizen on H1b visa like me cannot have homestead exception, in fact wikipedia says: "A person in the US under an E, H, L or R-class visa is not eligible for homestead, pursuant to Rule 12D-7.007(3), Florida Administrative Code".

The only modification is to make sure that the purchaser is listed as "Caleb L or assigns" or something to that effect, so you have the legal right to assign the contract.

But it wont look anything like World War l or ll, it will be done much differently with media control, fear introduction, and using "the people" as the weapon.

I would also suggest that you get three years P and L or Schedule E statements to see what kinds of income and costs were incurred over time.
