Except, that by increasing the cash out of pocket (DP) you are increasing the cost of the property to the REI and decreasing the CoCR, as well as lengthening the time it takes to recover your cost (DP) and thus start making a profit.Here's an example of what I'm saying:  GivenPurchase Price of Property = $200kCash Flow before Mortgage Payment is added to expenses = 1440/MOption #1:  20% DP = $40k; Loan (30 yr) = $160kCash Flow after Mortgage Payment is added to expenses = 500/M; 6000/yrYears to recover cost (DP) = 6 years, 8 monthsOption #2: 30% DP = $60k; Loan (30 yr) = $140kCash Flow after Mortgage Payment is added to expenses = 610/M; 7320/yrYears to recover cost (DP) = 8 years, 2 months

@Christian BeebeHi Christian,If you begin construction next to existing units, you may have increased turnover and increased vacancy rates (Noise issues).Also, know that construction schedules are not always hit on time, and increased time will lengthen those two above mentioned.

This, if sustained, would compress the current A class LTRs into the current B class, and probably B into C.This probably comes with a rent compression, or a days on market lengthening, or both.
