Karen - A quick calculation that i have seen work multiple times is this (assuming that demo, construction costs and sales prices are not exotic or out of line):If your total sales revenue is 5-6x your land cost, you probably have a deal worth taking a hard look at.

She would call Realtos and say she had a disability and need transportation to go see a house, guess what, that's part of the access for ADA, they had to comply.

If you're running 100-unit apartment buildings, it might help you avoid ADA claims looking for quick settlements.

Will your good deed expose you to violation of ADA or something of that nature?

Can you not imagine how eager some ADA would be to take the side of a poor bereaved heir against an evil greedy landlord?

(I also only allow bookings for the smaller one a month in advance, since obv I want the bigger one to fill up first)I'm currently under contract for a property that is ADA compliant, but will also appeal to guests without ADA needs.  

Doesn't matter what kind of papers: a release, a copy of the ad, a fee disclosure...make something up. 

The ADU would be ADA compliant and be my aging-in place residence years (hopefully) from now.  

ADA covers public spaces, not a private residence.
